Strategies For Building A Successful Small-Balance Origination Program

An overview of the marketplace for small-balance commercial real estate loans, including how players are making inroads into streamlining the origination, aggregation and servicing processes.

The focus of this subject will be information about the characteristics of small-balance borrowers. A look into the varying backgrounds of these property owners/investors, including the process of sourcing and identifying such opportunities, will also be presented.

In this section,we will present the viewpoint of the capital markets to the discussion, as it relates to Wall Street's growing involvement in the small-balance lending arena. The perspective will include how the guidelines are determined by investment banking aggregators and other sources of capital. Also up for discussion will be the strategies of intermediaries, including how loans are packaged for securitization, as well as for purchase by the GSEs.

This section will identify what the portfolio lender is looking for in a correspondent relationship, including shop personnel support, technology support, marketplace information support and methods for quickly evaluating potential deals. The discussion will bring information to brokers that will help them better understand how relationships are forged and managed in the small-balance commercial lending arena.

Here, a rating agency's structured finance perspective will unveil how small-balance programs - which are largely a portfolio lender's product - are being received and underwritten by Wall Street bankers. The discussion will also include how structured finance money is affecting the pricing for these loans, and how small-balance loans are accounted for in the ratings and performance measurement processes.
